According to a traffic impact study of the Hill Center, the new mixed-use development on the corner of Franklin Road and Maryland Way will generate more than 10,000 new vehicle trips per day.

The Hill Center in Brentwood is nearing completion, and with it will come dozens of options for retail, restaurant and business choices. Along with these new economic boons will come traffic.

As part of the development plan, a traffic impact study was done by Neel-Shaffer, Inc., the city’s transportation consultants, to see what the $211 million mixed-use development will bring. That study looked at 12 intersections in the project area and obtained manual traffic counts for each.

The intersections included Franklin Road and Maryland Way/Church Street, Franklin Road and Chadwick Drive/Hill Center, Franklin Road and Executive Center Drive, Franklin Road and Hill Center access/Synergy access, Franklin Road and Williamsburg Road/Brentwood Plaza access, Maryland Way and East Park Drive/Baptist access, Church Street and Centerview Drive, Centerview Drive and Chadwick Drive, Franklin Road and Old Hickory Boulevard, Franklin Road and Town Center Way, Church Street and Wilson Pike, and Granny White Pike and Maryland Way.

The study, done in 2014, collected the traffic counts at peak times from 7 a.m. to 9 a.m. and 4 p.m. to 6 p.m. Ten-hour counts were done at the intersections of Franklin Road and Executive Center Drive, Franklin Road and the Hill Center Access, and Franklin Road and Chadwick Drive.

The traffic impact study took the data and assumed a 2 percent annual growth factor, adding site-specific peak hour traffic expected to be generated in the area by the Tapestry, CityPark and Tractor Supply.

The Hill Center project is expected to generate approximately 10,017 new vehicle trips per day, according to the traffic impact study. The a.m. and p.m. peak hour trip generations will equal approximately 751 and 1,080 new trips, respectively.

To account for this, the study recommended a variety of developer-funded road improvements. The development will include things like signal intersections, as well as a main street that connects Chadwick Drive on the east to Eastpark Drive.

There is a six-level, 852-space parking garage included with the Hill Center project that is nearing completion and will be fully functional as retailers begin opening for business this November. Below parking under building B adds an additional 48 spaces, and there are 145 surface parking spaces in phase 1.1.  There will also be a two-lane covered valet area, and a plaza with a water feature and green space.

Turner Construction’s work on the Hill Center is nearing completion. This is the largest office complex ever built in Brentwood’s Maryland Farms and the largest real estate project ever undertaken by H.G. Hill Reality Company. The 17-acre mixed-use development, once complete, will consist of 600,000 square feet of office, retail and restaurant space in 10 buildings.
